tiptap
The headless rich text editor framework for web artisans.

Tiptap is the editor engine behind a lot of Notion-style writing apps. It's a headless rich-text editor framework: it handles the hard parts (cursor, formatting, undo, paste) and you build the toolbar and look. It sits on ProseMirror, works with React, Vue or plain JavaScript, and the core plus dozens of extensions (tables, mentions, math, drag handles, find and replace) are MIT and free.
There's no server for the editor itself: npm install @tiptap/react @tiptap/pm @tiptap/starter-kit and you're typing. Real-time collaboration is free too if you run Hocuspocus, their MIT collaboration server, yourself. Persistence, auth and scaling are then yours.
The paywall is the Platform. Comments, version history, DOCX import and export, and AI generation start at $59/month ($49 billed annually) for 500 cloud documents. Page layouts and the Word paste cleanup need Team at $179/month ($149 annually). Solo and small teams: free, plus Hocuspocus for collab. Larger teams shipping a Google Docs-grade editor: budget for Team or Business.
The catch: there's no free Platform tier, only a 30-day trial, and comments and history only work on documents stored in Tiptap's cloud unless you sign an Enterprise on-prem deal. Lexical and Slate are the free bases worth comparing first.
Free vs Self-Hosted vs Paid
open coreFree: The Tiptap Editor core and its open source extensions are MIT: StarterKit, tables, lists, mentions, Collaboration and Collaboration Caret, Mathematics, Drag Handle, Find and Replace, Table of Contents, Emoji, Details, File Handler and more, with React and Vue packages. Hocuspocus, the Yjs collaboration backend, is also MIT. Open source UI components and a simple editor template are free.
Self-hosted: The editor runs in your frontend with no server. Self-hosted real-time collaboration means running Hocuspocus yourself, with persistence, auth and scaling on you. Platform features (comments, version history, AI, webhooks) are only self-hostable through Enterprise on-prem. Pro Extensions, Pro UI Components and Pro Templates ship under the proprietary Tiptap Pro license (business use only, no standalone redistribution), and some need an active subscription for verification even without Cloud documents. The @tiptap/ai-toolkit package in the repo is MIT, but it is the client for the paid Server AI Toolkit service.
Paid: Start is $59/month billed monthly or $49/month billed annually ($588/year): 500 cloud documents per environment (add-ons up to 50,000), 2 environments, 2 developer licenses, Basic AI Generation, comments, DOCX import and export, community support. Team is $179/month or $149/month annually ($1,788/year): 5,000 documents per environment (up to 200,000), 3 environments, 5 developer licenses, Pages, Paste Handler, Compare Snapshots, webhooks and API access, email support, 99.9% uptime. Business is $1,199/month or $999/month annually ($11,988/year): 50,000 documents per environment (up to 500,000), 5 environments, 10 developer licenses, limited Slack channel. Enterprise is custom (on-prem, HIPAA, SLA). Extra developer licenses from $39/dev/month. Add-ons: Tracked Changes $299/month ($249/month annually), Compare from $3,299/month ($2,969/month annually), AI Toolkit through sales. 30-day free trial, no free Platform tier, no refunds. Exceeding your document limit doesn't block you, but if you don't answer Tiptap's email your plan is upgraded automatically.
The editor and self-hosted collaboration via Hocuspocus are free under MIT. Comments, version history, DOCX conversion or AI start at $59/month ($49/month annually) on Start, and page layouts, Word paste cleanup and version compare need Team at $179/month ($149/month annually).
